Over the last 180 days or so, rentals in the better barrios have essentially dried up. Anything that comes vacant, at a fair price, rents within days, so the selection is very limited. Whether that will change in the short term remains to be seen, there are still rentals in what we would term “level 2” barrios, they are not to be overlooked on a contract no longer than a year.
For buyers, there are condos as far as the eye can see, to say that there might be five thousand units under construction is not an exaggeration. Many of them are being sold to people from the larger cities, Bogota, Medellin and Cali, as either a vacation property or in most cases, a rental until retirement, and then a permanent move here. What better endorsement of Armenia than Colombians seeing that it is a desirable place to live and not just saying so, they are committing money to their belief.
In our opinion, this market is not going to change anytime soon, inflation and demand will move prices higher although to expats this may not be much of a concern if the peso continues to weaken as much, or more, than the rate of inflation. That being said, there is no better time to look at retiring in Armenia than now, whether as a renter or buyer, even though it may take some time to find a property that fits your needs. For renters, there is always the option of a “rent to purchase” that gives one the option to buy but not the obligation to. You trigger that if you find Armenia is suitable, there are also significant financial benefits that can accrue to you over the rental term if the original contract is drawn correctly by a lawyer.
Whatever your decision, either scenario will give you the lifestyle you want, perfect climate, excellent air to breathe, quality medical care, safety, the United States only three hours away on a direct flight, some areas of Colombia take that long, and longer, just to get to the airport. We recommend manned gated communities, there are developments, mostly in the smaller towns, that have gated developments but no human security, in our opinion a gate that anyone can open anytime is not a secure place to live.

Dicho esto, no hay mejor momento para considerar la jubilación en Armenia que ahora, ya sea como inquilino o como comprador, aunque puede llevar algún tiempo encontrar una propiedad que se ajuste a sus necesidades.
