The current market in Armenia seems to have returned to some level of sanity. Over the last twenty four months or so, many listings looked well ahead of the value curve and sellers, we believe with ¨quasi¨agents advice, continued to increase the price trying to follow the market upwards. The problem with that that few seemed to understand was that when the base is already out of line, increases only keep it there. For example, there is a home, it is stuck in the 1950’s, that started just over 600 million that is now listed for 985 million, it looks like not a peso has been spent on it since it was built. In our opinion, the value today is the asking price it started at. Another that we showed to Americans went from 680 million to 800 million in one step and then a few days later at the showing, the listing agent told our buyer that it was now 880 million. What we call the gringo price was evident. It is now listed for 720 million and still too much. Other listings have been reduced, some by as much as ten percent, there can be many reasons for this but the underlying result in the market is those that are priced properly sell, the others sit, some for years.
No one can see the future but the present might be the best time to buy in a couple of years. The strategy as in any market is to do the research and then deal with an agent that knows the patterns, sellers do overprice especially the private ones, but armed with comparables, there are good deals to be had. Two cautions, look at those with a publically published price only, it’s a well known fact that there are two prices in Colombia, one for natives, another for gringos. The second is to buy only in gated communities in the best barrios, properties there will hold their value over time.

Por ejemplo, hay una casa, está estancada en la década de 1950, comenzó en poco más de 600 millones y ahora está listada en 985 millones, parece que no se ha gastado un peso desde que se construyó. En nuestra opinión, el valor actual es el precio de venta inicial. Otro que les mostramos a los estadounidenses pasó de 680 millones a 800 millones en un solo paso y luego, unos días después, en la exhibición, el agente de cotización le dijo a nuestro comprador que ahora eran 880 millones. Era evidente lo que llamamos el precio gringo. Ahora cotiza por 720 millones y todavía es demasiado. Otros listados se han reducido, algunos hasta en un diez por ciento, puede haber muchas razones para esto, pero el resultado subyacente en el mercado es que aquellos que tienen un precio de venta adecuado, los otros se quedan sentados, algunos durante años.
Nadie puede ver el futuro, pero el presente podría ser el mejor momento para comprar en un par de años. La estrategia, como en cualquier mercado, es hacer la investigación y luego tratar con un agente que conoce los patrones, los vendedores sobrevaloran, especialmente los privados, pero armados con comparables, hay buenas ofertas. Dos precauciones, fíjate solo en los que tienen precio publicado públicamente, es bien sabido que en Colombia hay dos precios, uno para nativos, otro para gringos. La segunda es comprar solo en comunidades cerradas en los mejores barrios, las propiedades allí mantendrán su valor con el tiempo.
